What the brochure leaves out

Most buyers hear the highlights. Few see the full picture.

Ports, refineries and tax incentives make a compelling story. But they are not enough to tell you whether a particular decision makes sense.

01

Not every free zone is built for the same buyer.

The five major zones serve different purposes, ownership structures and investor profiles.

02

Buying land does not unlock every incentive.

Many benefits depend on what you operate, how you register it and whether you hold the right licence.

03

The plot price is only one line in the real cost.

Registration, legal fees, licences, utilities and service charges belong in the conversation.

Why I wrote it

I wanted investors to see more than the sales pitch.

When people talk about the Lekki-Epe corridor, the conversation usually jumps straight to appreciation, the refinery or the deep sea port. Those things matter, but they are not the whole decision.

I created this guide so you can understand what each zone is for, what has actually been built, how the incentives work and what the less obvious costs look like before committing capital.

This is not a promise that every property will perform. It is a practical starting point for doing your homework properly.

The goal is not to rush your decision. It is to help you make a better one.
